Buyers / First-Time Home Buyers
Your first home, explained clearly
Rising insurance costs, HOA fees and changing interest rates can make buying your first home in South Florida feel overwhelming. My job is to simplify it. No surprises. No confusion. Just clarity and confidence.
What I make sure you understand
As your buyer's agent, I walk you through every decision before you have to make it.
- Financing and pre-approval. FHA, conventional, VA and other loan types, and how to get a pre-approval sellers take seriously.
- Down payment help. Florida Housing and local Broward programs can help with down payment and closing costs. Program funding changes often, so we'll check what's open when you're ready.
- Your real monthly payment. Mortgage, property taxes, homeowners and flood insurance, and HOA fees, added up before you make an offer.
- Condo vs. single-family. Lower prices can come with higher fees, special assessments or financing limits. We'll weigh both.
- New construction vs. resale. Builder incentives, timelines and what's included.
- Inspections and negotiation. What to inspect in Florida (roof age, A/C, wind mitigation, 4-point) and how to negotiate repairs or credits.
- Contract to close. Every deadline, in writing, so nothing sneaks up on you.
Common questions
First-time buyer FAQ
How much do I need for a down payment?
It depends on the loan. FHA loans start at 3.5% down and some conventional loans at 3%. Assistance programs may cover part of it. Plan separately for closing costs and inspection fees.
Does it cost me anything to use a buyer's agent?
We'll review the buyer agreement together before you tour homes. It spells out how I'm paid, and in many cases the seller contributes toward buyer agent compensation as part of the deal.
Why does insurance matter so much here?
Florida homeowners insurance depends heavily on roof age, windows and shutters, and the flood zone. Two similar homes can have very different premiums, so we get quotes early.
Should I rent a little longer instead?
Sometimes, yes. We'll compare renting and buying for your situation, with real numbers, and I'll tell you honestly if waiting makes more sense.
